How Fast Does Moss Damage a Roof in Victoria?

On this page

Moss doesn’t ruin a roof overnight. It does its damage slowly, by holding water against the shingles through a Victoria winter, and the timeline depends on how shaded the roof is, how old it is and how long the moss has been left. A thin green film on a sunny roof can sit for years with little harm. Thick, spongy moss on a shaded north slope can start lifting shingles within a few wet seasons.

We’re Alex and Emma of Shine Pros, a husband-and-wife exterior cleaning team in Greater Victoria. We’ve cleaned over 200 roofs since August 2022, and an average Victoria roof gives up 20 to 40 kg of moss. Here’s what that weight is doing up there, how to tell how far along your roof is, and when cleaning is enough.

Is moss on your roof bad?

Yes, once it’s more than a light film. Moss works like a sponge. After rain, the roof around it dries and the moss stays wet, so the shingles under it stay wet too. Victoria averages about 19 days of rain a month from November to January (Environment Canada, 1991 to 2020 normals), which means a mossy roof can stay damp for most of the winter.

That constant moisture is the problem, not the moss itself. It causes four kinds of damage, roughly in the order you’ll see them.

    • Granule loss. Moss holds onto the gritty top layer of asphalt shingles. When it’s scraped off the wrong way, or just grows and dies year after year, it takes granules with it. Bare shingles age faster in the sun.
    • Lifted and curled shingles. As moss grows under the edges of shingles, it pushes them up. Water then runs under the shingle instead of over it.
    • Freeze and thaw. On cold nights the water held in moss freezes and expands, then thaws. Repeated through a winter, that cracks brittle shingles and widens the gaps moss is already prying open.
    • Blocked gutters. Moss breaks off and washes into the gutters, where it clogs the downspouts. Water backs up at the roof edge, which is where rot usually starts.

How fast does moss damage a roof?

There’s no honest single number. Anyone quoting an exact figure for years lost is guessing, because the speed depends on things that change from house to house:

    • Shade. A roof under big trees, or a north-facing slope, never fully dries. That’s where moss grows thickest and does the most harm.
    • Roof age. Older asphalt shingles have already lost granules and flexibility, so moss gets a grip faster and cracks them sooner.
    • How long it’s been left. A season or two of moss is mostly cosmetic. Several years of thick moss is when shingles start lifting.

The weight is a good rough guide. If we’d expect 20 to 40 kg off your roof, it’s a normal Victoria roof that needs a clean. The most we’ve taken off a single roof was about 100 kg, from a home of only about 2,500 sq ft. That much moss has usually been there long enough to start lifting shingles.

How can you tell how bad the moss on your roof is?

You can check most of this from the ground with a pair of binoculars:

    • Green film or dark streaks only: early stage. A clean and treatment now is the cheapest it will ever be.
    • Raised clumps and cushions you can see from the street: moss is established and holding water. Book a clean before winter if you can.
    • Shingle edges sticking up, or moss growing over the ridge: moss is under the shingles. A clean still helps, but get the roof looked at too.
    • Granules piling up in the gutters or at the bottom of downspouts: the shingles are wearing. Worth a closer look either way.

    Moss treatment or roof replacement?

Most mossy roofs in Victoria need cleaning, not replacing. If the shingles under the moss lie flat and still have their granules, a clean and a treatment is the right call, and it’s a fraction of the cost of a new roof. Roof cleaning with moss removal starts at $600. A 2,000 sq ft roof runs about $626 with light moss and about $1,000 if it’s heavy. Replacement is a conversation for a roofer when shingles are cracked, missing or soft underfoot, when the decking underneath has gone spongy, or when the roof is near the end of its life anyway. Cleaning a worn-out roof won’t bring it back. Cleaning a sound one keeps it that way.

How do you stop moss coming back?

    • Let light and air in. Trimming branches that hang over the roof is the single biggest thing you can do. Moss needs shade and damp.
    • Keep the gutters clear, so water drains off the roof edge instead of sitting there.
    • Clear leaves and needles off the roof. Piles of debris hold water and give moss somewhere to start.
    • Zinc or copper strips along the ridge. Rain washes small amounts of metal down the roof, which slows regrowth. They help most on roofs that are already clean.
    • Treat after cleaning. Brushing moss off removes what you can see. A treatment kills what’s left at the root.

Timing matters too. Thick moss comes off best in dry weather and treatments work best while moss is growing. Here’s the best time of year to remove roof moss in Victoria, month by month.

How we remove moss without damaging the roof

A lot of roof damage blamed on moss is really damage from removing it badly. High pressure strips granules and drives water under shingles, and metal brushes gouge them. We never put high pressure on shingles. We brush moss off by hand with a gentle brush, soft wash the roof, and treat it so the moss dies at the root. If you want the details, here’s how the moss removal methods compare, and what to watch for if you remove moss from your roof yourself.

We clean up as we go, so no moss ends up in your garden beds or rock, and we haul the debris away. At the end of every job we do a walk-around with you. Our roofs come with a two-year moss-free guarantee, and if we miss a spot we come back and fix it at no charge.
